About the Author
Lance Edwards is living proof of his mantra that you don't have to "graduate" from single family to multifamily - you can start with multifamily, just like he did. Lance purchased his first deal (a four-plex apartment) in March, 2003 - nothing down. Over the next 2 years, he went on to purchase 50 properties nothing down on a part-time basis, while working his full-time corporate job. In July, 2005, investing in apartments allowed Lance to retire from his 20-year corporate career to start a full-time real estate business that acquires and flips multifamily properties. In 2007, he added his training business to teach others how to create faster financial freedom by investing in apartments using none of their own money. Lance has students nationwide using his system to profit from flipping and buying apartments using none of their own cash. Lance has been speaking on how to raise private money and multifamily real estate investing to large and small groups since 2005. Even though Lance is based in Houston, he has spoken to real estate investment groups in all major cities in Texas, California, NC, Florida, and many other states. Lance engages the audience quickly and offers up more detailed information for free during his talks than most other fee paid speakers' events. Lance also provides something that other gurus never do, Mindset Training. Anyone can speak about the skillset, but frankly, many students have a collection of dusty books, binders and tape packs sitting on the shelf with nothing but a receipt to show for it. Without the proper Mindset, unused skillset is a waste of time and money. This is why Lance's students who adopt his mindset training succeed with his skillset every time. I got this book today and read it all the way through. It turns out that it just didn't have the information I was looking for. As soon as I read something like, "How to be financially free in five years using none of your own cash or credit" - I immediately shut down. The book reads like those "house flipping" infomercials on television. I was looking for solid information on how to buy a small apartment building conventionally, things to watch out for, how to calculate operating expenses, etc. This book suggests that you buy real estate using OPM (other people's money) and run the property with a management firm.

The book is great. It's well written and understandable. I have one problem with it. The links provided in the book, are no longer available.
Lance is a Marketer. That's not a bad thing! Yes you can learn from him, yes you can do this. Yes there is a follow up boot camp, live and in-person, yes there are costs that are...well, slightly glossed over, like: you need an LLC, you'll want to buy insurance. Yes, you'll get that money back and then some, but be aware of the actual costs before you dive in.
Still, it's worth eating the elephant, one bite at a time.

I read this book and what a well written guidebook on how to wholesale small apartments. If you can go to a garage sale and buy a lawn mower for $25 bucks and then sell it to your neighbor for $40 bucks then you can learn how to buy an 8 plex and then sell it for a profit. The neat thing with Lance's system that is spelled out in the book is that you can use someone else's money to do it! If you want to get into Real Estate or you want to expand your portfolio, you need this book. The vallue of this onformation far and above surpasses the price for the book.

Great intro on investing in small (and larger) apartments. Teaches you the philosophy and mindset needed to be successful. Teaches you about marketing, financing with little or no money down (using other people's money), what a CAP Rate is - Cash on Cash Return is, how to analyze a property, touches on wholesaling, direct mailing, a lot of good information in simple language. He does try to sell you on a couple of his programs and packages throughout but besides that it's a top notch book.

What Lance was able to do in these pages I was not expecting, I was skeptical when I read about the book, but nonetheless it intrigue me, at first I thought it was just going to be some rambling of what the author had done in real estate and why I am so great etc...it turned out to be filled with insightful and thought provoking actionable steps Into apartment investment that a beginner can take and immerse yourself. If you want to learn real world actionable steps into this business, this book is a must!

I really wanted to finish and soak up all that this book has to offer. It's clear that what he teaches works, but if you don't understand the business vocabulary/lingo you may find yourself struggling to read this book like I did. While I understood the concept/gist of what he was saying, I found myself wasting hours just staring at the book, rereading paragraphs multiple times, and getting distracted because I just couldn't understand the vocabulary.
I believe this is a good book for somewhat experienced people in real estate. You understand the area you're just being presented a better opportunity to make money.
While the book provides countless examples of people with no experience in real estate becoming successful with these practices, I just believe someone with no experience would benefit better with a book that was written in layman's terms. The biggest take away that I think anyone needs to know is that you don't need to use your own money in order to get into the business and put money in your pocket.

This is a good book to read if you want information about how to buy small apartments with other peoples money. It doesn't seem as hard as flipping houses in comparison and apparently you make a lot more money. Interesting read. I would recommend it to those who have ever thought about buying, investing or flipping apartments instead of houses. Not as complicated as you may think. I learned something.

The author believes you should network with family, friends, etc, join real estate clubs, blah blah. Akin to showing up and passing the hat around. Not practical.
