I can't believe I paid money for this junk. Aside from the general bugginess, the unnecessary complexity of its model and the poor UI, this program simply cannot handle basic transactions that you would expect it to.

For example, if you have a typical mortgage payment comprising principal, interest and property tax escrow, there is no automated way to split the payment into those categories for tracking: you must do it yourself each time a payment is made. Also, if you make capital improvements to your property, there is no way to depreciate them -- and even if you do create a "liability account" manually, there is no way to import that information into TurboTax. Additionally, there is no way to map tenants' deposit money to transactions in a cash account: Quicken automatically puts the money into a liability account which cannot be mapped to an actual bank account.

In short: a total joke. Even worse, there is no real competition for managing the financial side of rental properties. Mint.com (owned by the same company) and all the rest are either focused on consumer finances or don't automatically download information from your bank. My advice is to get a spreadsheet and do it yourself.

The only saving grace of this product is a 60-day money-back guarantee. You can be sure I'll be using it.

I used Quicken Rental Property Manager 2.0 for 3 years. Then I had to upgrade to Rental Property Manager 2011 because I am now using Windows 7. You will not be able to import any transactions, such as rents received, expenses, etc. The only thing you can import is the tenant information. So I have been entering all the rents received for the year for each unit again! I will have to do the same for all the expenses. Also, linking the check register with each property seems like a great idea but doesn't work out so well either. If you are just starting brand new this product might be ok but its cumbersome if you already have rental information and have to re-enter everything!

I bought this based upon the positive reviews from the beta testers for this version of Quicken. Yes, it's a bit faster and yes, quite a few bugs have been fixed (the reporting interface in particular is much more stable now). With that, it took me only a few minutes to encounter a bug and significant features remain lacking. For example, Mint.com has zero integration. Literally, none. So lets see, you turned off my Quicken.com because you bought Mint.com but Mint.com has no interface within the product. Bummer for me as a customer...

I suspect as with many other pieces of software, Quicken is running on a very old code base and it continues to show. A few features or performance enhancements continue to be added each year, but nothing very big and generally nothing worth anywhere near the cost of upgrading. I was hoping for a lot more from this upgrade. I got better stability and a handful of new features.

I had happily used Quicken Rental Property Manager 2.0 for years. It was easy, intuitive, easy to read and created Schedule E tax reports like a breeze.

I tried to upgrade to the new Quicken Rental Property 2009 when it came out, and it was a complete nightmare. I stuck with 2.0, but since 2.0 apparently isn't compatable with Window 7 and I'll need to upgrade my computer soon, I tried out Quicken Rental Property 2011. Note: All I need it for is for my rental property, so this review ignores all of the software's other personal finance features.

While not as easy as 2.0, it's not the complete disaster that 2009 was. After experimenting for a while, I've finally figured out how to add, edit and correct entries and assign the right tax labels to income and expenses to prepare the Schedule E reports. One thing I like is that the program will automatically download my bank transactions and credit card transactions, so I can just assign them to the right tax category rather than have to manually enter each transaction. (Though I can manually add transactions as well.) This can end up being a big time-saver and balance out some of its other less-favorable features. It's also got an easy way to track and add milage for travel deductions on Schedule E.

There's no pre-set category for meals and entertainment related to the rental property, but it was pretty easy to simply set up a sub-category under travel expenses. I'm less sure how to handle mortgage payments. (In 2.0, you just added interest expense at the end of the year to the Schedule E report), though I'm relatively certain I'll be able to figure it out. I haven't tried out Quicken on-line help yet, so I'm not sure how good they are about answering questions.

Quicken Rental Manager 2011 is Home and Business with some add-ons. It can cause the screen to flash/flicker in Windows 7 when clicking on certain functions in the program. Quicken's Technical Support is off-shore (India) - very difficult to understand the technicians - not helpful with this kind of problem. There is no direct number for support. You have to contact Tech Support on-line and request a call back. If your email is down (not working) you are up a creek. Other than that, it is a relatively good program with regard to what it does. You get much better support with Turbo Tax than you do with Quicken. 12/18/10.
