The book is not designed to replace a proper home inspection; the author is very clear about that. She wants to keep you from having your heart broken by an inspection report. She wants to to help you to have a sense of when a house is so full of problems that it might be better not to go to contract at all. Take the book with you when you are looking at houses and let Sisson be the rational voice tell you when not to fall in love.
