I have enjoyed the great fortune of traveling to many places around the world. As I travel to differentplaces, I am always struck by how each culture has created cities so vastlydifferent from one another. By analyzing a community's past, we can often determinehow cities have evolved to become what they are today. Similarly, by studying amunicipality's current state and circumstance, we can make predictions aboutits future.

This book began as my attempt to assess where weare as an American society regarding the living conditions and societalstandards. In many ways, the consequences of our past are catching up to us.For instance, travel - whether local, regional or national, continues to takelonger and is becoming more expensive. Traffic on the roads continues toincrease while air travel is becoming less convenient and more expensive. Concernsabout environmental impacts and energy use are common topics in the news and ingeneral conversation. I wanted to determine if these consequences were merelymy perception or if they were a reality of the world in which we now live.

To better understand the nature of theconsequences we face, I had to understand the road traveled to get here. Whatevents and innovations pushed us and what circumstances fueled America alongthis path to our current situation?

Cultural development is a dynamic evolution. The reality we will experiencetomorrow is determined by the ever changing context we are creating today.Through my research and reflections, I have begun to recognize innovations andcircumstances we now experience that may propel us to a very different future.As a citizen who is treading this path, I wanted to know where the current roadis taking us. As a real estate professional, these reflections on the trends oftoday have allowed me to make predictions about the future that will help withpersonal and investment decisions I make today. I hope the reflections andpredictions I share will spur your participation in creating The NEW American Dream.
