I had expected to find more about buy and hold realestate. I was surprised when it was relegated to merely one small section of a chapter and the overall tone of buying and holding single family homes was negative. Obviously the author is entitled to his opinion and has clearly made millions and millions of dollars doing what he does best. While he admitted to making money buying and holding single family homes and rentals and small apartment buildings he said that the hassle was not worth it in the long run.
This book is definitely geared towards a wholesaler or someone who's intrested in getting in and getting out finding under market deals and selling them as quickly as possible to make a profit. As he puts it time kills deals and no one ever got hurt taking a profit.
All in all it took me about 3 and a 1/2 to 4 hours to read through the entire thing. I downloaded the kindle version and scrolled through it on my phone skipping nothing. As a buy and hold landlord myself I was still able to find multiple tips about hunting for off market deals and deals that you can buy for under market value. I definitely will have a few new tricks to add to my bag when negotiating and handling interactions with people on my team including realtors. Absolutely worth the $10 price tag or $20 price tag if you buy the hard copy of the book.
Lastly I have followed his YouTube channel for a couple of months which inspired me to buy his book. I think that the YouTube channel has the most value because he is able to discuss each topic more in depth on his youtube channel.

Ps. You really don't need your real estate license if you have this book and watch his videos!
Tom doesn’t over complicate with jargon, math, rules, nor does he ever make it seem difficult. I’ve noticed a tendency in the more mainstream of RE books that encourage you to become an expert in 10 different things before making a deal. Not in Tom’s book.
I’ve read several RE books and listened to even more podcasts and Tom is the best, most simple gameplan.

Abgesehen davon sind einige wichtige Tipps die in dem Buch stehen in Deutschland so nicht anwendbar. In den USA kann man z.B. Informationen über den Besitzer einer Immobilie oder eines Grundstücks recht einfach öffentlich erhalten da sie zugänglich sind. In Deutschland sind diese Informationen aber aufgrund des Datenschutzes nicht zugänglich und daher ist ein Großteil der Strategie die der Autor empfiehlt gar nicht in Deutschland anwendbar.
Der Autor hat bereits des Öfteren Menschen die Kurse verkaufen kritisiert, bietet aber inzwischen selbst ein Coaching Paket an und das nicht ganz billig. Der Mann behauptet vielfacher Multimillionär zu sein (was ich nicht bezweifle) aber dennoch hat er es nötig Bücher und Coaching zu verkaufen.
