I wish this book was updated...but it will *NEVER* become irrelvant! Les and Carol Scher are real estate *LAWYERS* with long careers, and could never possibly convey everything they know. Yet they manage to *PACK* this book not only with how-to information, but *DETAILS* even good books just don't have!

For example, where others merely warn you about easements and rights (such as mineral, water) and advise you to check into them, the Schers, with their extensive Mid-western real estate experience, go into all sorts of examples. You constantly find yourself saying, "I never knew anybody did that!" Did you know some public water sources require current users' permission for you to buy into their system, that they can vote yes or no? That even if your land comes with oil or mineral rights, you can probably cut a deal to restrict non-emergency checks of the wells to specific hours? (Such an arrangement may already be in effect, especially on hunting property, so make sure you ask!) That some fresh-water regulations are so stringent that even if a stream on your property is not connectec to public water or some endangered-species habitat, you may need a permit or be prohibited from building a dam *merely because it's just big enough for a canoe*?

Whether its easements or rights, water or septic, soil testing, well-drilling (right down to older methods), contracts, home owners/property owners associations, you will learn the dangers (and benefits) that lurk around every corner.

I refrain from giving you a review outline because it's taking me some time to get through this book...with good reason.

It is impossible to say too much about this book!

Buying land can be risky if you don't know the pitfalls to avoid

I am only half-way through this book, but I can already see that it would have been a serious mistake to buy land without reading this book. There are so many things that could be wrong with a parcel of land that could make it worthless to the buyer. This book is essential to learning the pitfalls to avoid when buying property. Purchasing raw land is much riskier than buying property with a house already built on it, but if you study the techniques in this book, you will be able to avoid those "landmines" and later enjoy your property in the country.

I'm the type of person to over evaluate just about everything. I tend to do a ton of research before jumping into anything so with the thought of buying a little piece of property in the country before too long, I thought this would be a good book to peruse.

I was wrong though. It's a GREAT book! Sooooooo many references and details I wouldn't have thought to consider. I've approached a realtor about starting the hunt for my dream home and even she said she was impressed with how specific and careful I was about a lot of details they don't normally have a client ask about. I can only thank this book for that though. It's probably the only one I'll need, even if I get a couple others just to see if there are alternate views, this one so far has been spot on everything I've followed up on.

Useful book, some outdated information

I bought this book while my wife and I were looking for a piece of property in rural West Virginia. It was very helpful with explaining things to take into consideration when purchasing a house/land out in the country. The chapters explaining what to look for on the land and how to identify any problems with the house were particularly useful. If it wasn't for reading this book I would not have thought to drive out after a hard rain to check for flooding along the main roads. The book also enabled me to ask my realtor a lot of questions that, from her reaction at least, people don't tend to ask. Overall, I would say this book made me a confident first time home buyer (and 1st time home buyer of a rural property).

The only drawback to the book (and the reason I gave it four instead of five stars) is that the information about how to search for a house is really outdated. The author talks about contacting real estate companies and requesting house listings. Since everything is done online now, it would be more helpful to discuss useful strategies on how to search for properties and what websites are best to use (such as realtor.com or landandfarm.com). It would also be helpful if there was a discussion on other internet resources. For example, I learned on my own that Google Maps and Google Earth are great tools to use after you have found a potential property. The street views, topographical maps, birds-eye-views, and other functions of these program gives the buyer a plethora of information at the click of a button. The information in the resources section is also dated, and, once again, the web resources in these sections are very limited. Even with these drawbacks, the book is worth purchasing if you are unfamiliar with purchasing/living on a rural property.

Don't buy rural land without it!

This book could easily have been titled "Everything you ever needed to know about rural land sales but didn't know who to ask, or even that you should ask." The Schers give detailed explanations of very complex real estate issues that you just aren't going to be familiar with if you've only bought urban housing or have never bought property at all. I personally know people who have experienced some of the real estate and legal horrors that Les describes in this book. I'm so glad someone finally put all this information together in one somewhat easy-to-read reference... now I know how to keep myself out of the same jams! Even the things that don't specifically apply to my location are good to understand since, in some way, they might still affect me in the long run. Lots of great pointers to additional references and government/legal agencies that I've been trying to pin down.

Definitely a MUST HAVE for any modern homesteader... enthusiastic two thumbs up!!!
